Maintenance here refers to the deck and landscaped surround itself, not pool water chemistry or equipment — those stay with a licensed pool-service trade. Once your deck and planting beds are built, our team can return for scheduled upkeep so boards, fasteners and planting stay in good condition through Lakeshore Road's seasons.

A deck sees constant freeze-thaw cycling, sun exposure near the water line and splashback that ordinary siding never deals with, so the materials age differently from the rest of a house. Scheduled upkeep catches small issues — a loosening fastener, a sealant line wearing thin — before they turn into a larger repair, and it is almost always cheaper and less disruptive than waiting for a visible problem to show up on its own.

Chlorine splash and pool-deck foot traffic also wear differently than a typical backyard patio, concentrated close to the water's edge, which is why a maintenance visit pays closest attention to the boards and fasteners nearest the coping.

03Who books a maintenance visit

Most maintenance calls come from homeowners a year or two past their original build, once a board has started to grey unevenly or a railing post has loosened. A second group is homeowners who bought a property with an existing deck of unknown age and want an honest read on its condition before their first pool season there.

A third group books ahead of selling the property, wanting the surround to look its best for listing photos and showings without overspending on cosmetic work a buyer might redo anyway. We can tailor the visit to that goal specifically.

A fourth group simply prefers to schedule care proactively on a fixed calendar rather than wait for a visible sign of wear, treating the deck the same way they would treat any other part of the property that benefits from regular attention.

04About maintenance pricing

Maintenance work is quoted after a short site visit, since the scope depends on deck size, board condition and how much of the Premium package's planting and pathway work is involved. The consultation fee from the Deck Design Consultation applies if a maintenance visit also includes planning for an extension to the original build.

For decks we did not originally build, the first maintenance visit includes extra time to check the framing and footing condition before we quote ongoing care, since we need to understand how the structure was put together before we can price keeping it in good shape.

We're happy to set up a recurring visit schedule — spring and fall, for most households — so maintenance happens on a predictable calendar rather than only after something has already started to show wear.
