In spring, we check footings and framing for frost movement and refresh sealant before the deck sees heavy summer use. Before closing, we clear planting beds, secure loose furniture anchors and inspect boards one more time ahead of winter.

This work is designed to help the structure handle freeze-thaw cycles and seasonal moisture; it is scheduling around your pool season, not a service on the pool itself or its water system.

A spring visit typically checks whether winter frost has lifted any footing slightly, whether fasteners have loosened, and whether sealant on wood decking needs a fresh coat before daily pool use starts. A fall visit focuses on clearing planting beds, securing anything that could shift in winter wind, and a last board check before the ground freezes.

Composite decking needs far less seasonal attention than wood, since it doesn't take sealant and resists moisture on its own; a seasonal visit on a composite deck is mostly a fastener and railing check plus the planting-bed work where a Premium package applies.

02Scheduling and pricing

Seasonal visits are booked as part of the maintenance offer and quoted after a short walk-through, since the time needed depends on deck size and whether planting beds from a Premium package are included. We coordinate the visit date around your pool opening or closing appointment where you let us know the timing in advance.

Booking both the spring and fall visit together at the start of the season is usually simpler to schedule than arranging each one separately, since we can plan the route across all our Lakeshore Road clients ahead of time.

A single seasonal visit typically takes two to three hours on a standard deck; a Premium surround with planting beds and pathway stone usually runs closer to half a day, depending on how much the beds have grown in over the season.
